50 Quay Street is a new build-to-rent development in Brisbane’s CBD that is setting out to address Brisbane's shortage of rental housing. The building includes an affordable allocation of up to 50% of the 475 units in the 32-storey development to be rented at a 25% discount to market rents, providing greater access to rental housing for eligible residents.  

Investors are drawn to this mixed-income approach. Rentals generate long-term income, and government subsidies ensure high demand without affecting returns.    

Meanwhile, the project is designed to achieve a 5-Star Green Star rating and Net Zero certification once operational, demonstrating its commitment to environmental sustainability.  

The build-to-rent model adds housing supply without impacting home ownership. It offers flexible rental arrangements and a professional tenant experience, making it easier for people to find homes close to their jobs.

Capital is crucial for tackling big challenges like the global energy transition. The Australian Government estimates that over $80 billion is needed in the next six years to fund renewable energy projects like solar, wind, and battery technology.  

Our Infrastructure Debt Fund is stepping up by providing debt to develop these renewable energy projects, as well as loans for social infrastructure like schools, hospitals, and social housing.  

The Fund aims to support Australian projects that generate positive, measurable social and environmental impact alongside a financial return. In its first 12 months the fund has delivered returns while financing renewable energy for the equivalent of 350,000 homes. 

One the fund’s latest loans include a hybrid battery and solar farm with a ten-year power purchase agreement from the Victorian government, located in Fulham, Victoria. Another recent investment is through Green Tech Limited Renewables where batteries and solar installations can be fitted to homes under cost-effective financing arrangements in return for a flat monthly fee.
